The Commercial Construction Process
This is a general idea of the construction process for a new commercial building. For remodels, build-outs, and other construction projects on existing buildings, a similar process will apply in terms of planning, design, and construction, but on a smaller scale.
Step 1 – Planning and Development
Selecting a location (for new construction) is priority one. Appropriate commercial zoning based on your business, proximity to other business and potential customers, and infrastructure are all important considerations. This is also the time to have a survey done and hire a soil engineer to see if piles are required and test for contaminants.
Step 2 – Pre-Design
This is when you will work closely with your developer to identify the goal of the building and get a reasonably accurate estimate of the cost. Commercial construction can cost between $16-$40 per square foot depending on the specific needs of the building. A good commercial contractor will work diligently to keep costs down.
Step 3 – Design
Your architect will then begin designing the building. The drawings will contain costs and timelines for each phase of the construction project. Many other professionals are involved in this phase, including structural engineers, mechanical engineers, electrical engineers, and civil engineers.
Step 4 – Pre-Construction
Before groundbreaking can happen, permits must be obtained. You’ll also need to ensure your contractor has builders risk insurance, commercial and contractor general liability insurance, and workers’ compensation insurance. This is also the phase where you’ll start obtaining bids from vendors and building out your construction team, which includes a designated project manager, superintendent, field engineer, and contract administrator. This team will be responsible for managing vendors and subcontractors.
Step 5 – Construction
Time to break ground! The actual construction process includes site preparation, foundation, framing, roofing, siding, HVAC, plumbing, electricity, interior, exterior, landscaping, and parking lot/structure. Once completed, you will conduct walkthroughs with your project manager to complete any final tasks before it’s time for interior design and move-in day.
